 Condition Surveys, Condition Reports or Schedules of Condition are a recognized way of recording the condition of a property either at the start of a lease or before building works start.
Condition surveys, condition reports or schedules of condition as they are often known, are documents used to record the condition of a property on a given date. The document consists of a written description of the various elements of the building using standard definitions, together with references to a series of photographs.
The condition survey / condition report / schedule of condition is attached to leases, party wall awards and other legal documents for a subsequent inspection of the said property to be made after a period or weeks, months or years so that the difference, if any, can be established. If damage has occurred then the surveyor can detail what works are required to put the property back into the same condition as it was at the time the original inspection was carried out.
The written description uses standard terms that are defined in BRE Digest 251. These descriptions are repeated in the report.
The inspection will always be carried out by an experienced RICS Chartered Building Surveyor.
The report will be signed and dated and can be produced in court to establish the condition of a property.
