Most self-builders and small developers need to borrow money to finance their projects. Often, where banks and lending institutions make financing available they insist that the works are inspected by a Chartered Building Surveyor so that the project is adequate collateral for them to lend against.
We are qualified, experienced and insured to carry out the inspections of residential properties and regularly carry out inspections of houses, bungalows, flats etc.
We will inspect the project at the following stages:-
1 Excavation for the foundations
2 Brickwork / blockwork on the concrete in the foundations
3 Beam and block floor complete / hardcore ready to receive insulation / floor slab
4 Damp proof course
5 First floor joists including any steelwork within the floor zone (if applicable)
6 Roof structure complete prior to felt and battening
7 First fix heating, plumbing and carpentry complete prior to fixing plasterboard for ceilings and walls
8 Completion
Each inspection will be carried out to confirm that the works are proceeding in accordance with the drawings and engineers details, in accordance with the building regulations and to a reasonable standard of workmanship.
Providing that all of the inspections are carried out, the above criteria are met and our professional fees are paid in full, we would then issue our Professional Consultant's Certificate.
